We found an acreage we really like, but the property uses a private septic system instead of municipal sewer. The seller says everything has always worked perfectly, although the system is several years old and there isn’t much documentation available. I’m more concerned about hidden problems than the age itself because replacing anything underground could become a major project.

I’m trying to figure out which details about the existing system matter most before making an offer.
